White Rock

BC's sunniest coastal community, walkable pier and promenade, a tight-knit senior population. Slightly smaller-town feel with easy access to Surrey and South Delta.

Surrey Central (City Centre)

Dense SkyTrain hub near Surrey Memorial Hospital. Growing fast, with many new condo towers and walkable amenities β€” strong value for new builds.

South Surrey (Morgan Creek / Grandview)

Newer detached and townhome developments, quieter, golf-course communities, more space per dollar. Best for seniors who still drive.

Surrey & White Rock Senior Services & Access

What about medical access?
Surrey Memorial Hospital is one of BC's largest and busiest hospitals, with full trauma, cardiac, stroke, and surgical services. Peace Arch Hospital in White Rock is a smaller community hospital with emergency, surgery, and obstetrics. Fraser Health runs home and community care across both areas.
How affordable is it really?
Surrey is noticeably more affordable than Vancouver, Burnaby, or the North Shore. 1-bedroom condos start around $500K (vs $700K+ in Burnaby and $900K+ on the West Side). Rent is 10–25% lower as well. For seniors on a fixed income, this difference can fund years of additional retirement security.
What about transit?
Surrey Central and Guildford are served by SkyTrain (Expo Line). White Rock is not yet on SkyTrain, but bus service to King George Station is frequent. HandyDART serves all of Surrey. For seniors who can stop driving, Surrey Central is genuinely transit-ready; South Surrey and outer White Rock are more car-dependent.
Are there strong senior community services?
Yes β€” Kinsmen Place Lodge and the White Rock Community Centre offer strong senior programming. Surrey's Chuck Bailey Recreation Centre has dedicated senior programs.
